How much is buying property tax in Spain?
Purchasing a property in Spain involves the payment of different taxes*:
IVA (VAT) and AJD (Documented Legal Acts)
The VAT will be paid by those who buy a newly built property, generally sold by banks or construction companies, and it will be 10% of the price of the property.
Notary and Registration Tax: will be approx. 2% of the price of the property.
ITP – (Impuesto Transmisiones Patrimoniales) (Property Transfer Tax)
The ITP will be paid by those who buy a second-hand house (the property has already been owned by another person, a resale) or, after the construction or renovation of the property. The percentage to be applied is approx. 7% of the price of the property.
IBI (impuesto bienes inmuebles) (Local Property tax).
This tax is based on the property without distinction whether the owner is a resident or not. Calculated on the basis of the catastral value set by the town hall the tax rate goes from 0.4% to 1.1%, depending on the Spanish region.
* It is always advisable to count on an independent lawyer to look after your interests when buying a property.
How can I visit the property I like?
Once you have identified your dream home, you will obviously want to visit it personally.
Initially, we can organize a live Virtual Tour together via WhatsApp. Fix a day and time that suits you most and we will contact you with a WhatsApp video call directly from inside your dream home. In this way you can ask us to view all the details of the house that interest you.
Once you have decided the date of your trip to Spain, we can offer you some recommendation to ensure that your experience on the Costa del Sol is comfortable and suitable to your needs.
During your stay, we will organize visits to the property (s) you have chosen, and we will dedicate you all the necessary time for your final choice to coincide with the house of your dreams.
With AMA everything will be easier because it speaks your language and above all because it will always be by your side to assist you step by step.
